What type of properties do you manage?
We specialize in the management of residential properties, which includes: single family homes, multi-family homes, apartment buildings, town homes, condominiums, and mobile homes.
What areas do you service?
Our service area is the Northern Atlanta areas of North Fulton, Forsyth, Dawson, Hall, Cherokee, and Gwinnett counties.
How do you qualify an applicant to rent a property?
This is one of the most important aspects of successful rental property management.
In most situations, a tenants past actions will be representative of their future actions. If the potential tenant has had a long history of not meeting rental obligations or being a reliable tenant, it is unlikely that they would meet tenancy obligations in your rental property. In evaluating potential tenant qualification for a rental property, we thoroughly review the applicant's past behaviors to determine if they demonstrated a history of being a reliable and responsible tenant as well as meeting minimum financial criteria for the property to which they are applying.
Upon receiving an application for rental, we perform an exhaustive screening of the potential tenant which includes verification of employment, income, current and past employers, credit reports, eviction, and criminal reports. For more information about our screening service,

What is the duration of the Lease?
Our standard lease agreement is for a 12-month period. However, some of our property owners are willing to consider other lease durations based on a qualified tenant’s situation. Prior to marketing a property, we will receive approval of the owner’s acceptable lease terms for the property. If an applicant requests a non-standard lease duration, such as a 24-month lease, we can discuss the availability of such an option with the applicant upon their request.
How do you make sure the tenant takes good care of my property?
We do several functions to make sure your property is well cared for:
- We careful screen and select qualified tenants to protect your property from being rented to irresponsible people.
- Upon responding to tenant maintenance requests, when we have occasion to enter the property for repairs, we use the opportunity to examine the property condition.
- Every three months, we perform a survey of the property to be sure the property is being properly tended, tenant is not in violation of lease agreement or community regulations, and any identified safety hazards are resolved.
- Every 6 months, we perform a property inspection to identify any unreported maintenance issues that need to be resolved, due by either tenant’s or owner’s resolution, and perform routine maintenance services, such as replacing air filters and testing smoke alarms. The right for us to make routine inspections of the property is part of the tenant's lease.
What if a tenant is not taking good care of the property?
Our standard lease agreement clearly defines the responsibilities of the tenant in caring for the property and abiding to the community’s regulations. If a tenant is not abiding to their responsibilities as per the agreement, we notify them of the lease violation and provide an opportunity for them to correct the situation. Most tenants will often resolve the situation promptly. If the problem persists, we will make a decision as to the appropriate action to be taken, which may include us resolving the issue at the tenant’s expense or terminating the lease.
Do you pay the bills for me?
Yes, we can pay the bills associated with your rental property, such as insurance premiums, mortgage payments, homeowner association fees, property taxes, etc. There must be sufficient cash flow from the property to cover such expenses and we must set up an additional reserve fund for the property to allow us to make prompt payment for you without waiting for the rent to arrive.
Who maintains the tenant's security deposit?
We hold all tenant security deposits in an independent trust account. If you are currently holding a tenant's security deposit, we will ask that you transfer the funds to us so that we may be sure we are conforming to state regulations pertaining to the holding and disbursement of security deposits.
