If you have invested in rental properties, you have probably done so in anticipation of its passive income potential. An important aspect of passive income is its ability to create the stress-free lifestyle you desire. If you are worrying about calls from tenants, maintenance, rental collections, or evictions proceedings, your property is not truly generating passive income for you and you are living with undo stress.
Even the best quality tenants occasional encounter an issue with a rental home that they don’t find acceptable. Many times it may be maintenance related but there are many other issues with which tenants have concern and will call to complain such as, a noisy neighbor or local critters visiting their trashcans. Regardless of the matter, we will receive the calls and complaints and will work to resolve the issue. We understand not all tenant issues can be resolved practically. When such issues arise, we work with the tenant to find a fair solution for which the tenant will feel satisfied their concerns have been addressed, while maintaining a cost-conscious resolve.
Though we are proactive in our maintenance we are not clairvoyant, problems do arise and, unfortunately, some of these issues occur at the most inopportune times. With our 24-hour emergency service, we receive the middle-of-the-night calls from tenants, evaluate the seriousness of the situation, and deploy the appropriate repair personnel when necessary. Unless it’s a catastrophic event, you won’t receive a call until morning, when all has been resolved!
Although property rents are due at the beginning of the month, some tenants do “forget” to send in their rental payments. With our property management services, you will not have to worry about making another call to the tenant. When a rent is not received on the day it is due, we immediately remind the tenant of their obligation. During the entire time a tenant’s memory lapses, we provide telephone, mail, and on-site reminders until the payment is received.
Although we provide a thorough tenant screening and selection process, even families that are well qualified can encounter serious situations (loss of employment and divorce are the most common) that may cause financial instability. When a tenant does not pay rent and does not move the only recourse is to take legal action. Eviction proceedings are the worst part of owning and managing rental properties and we hope you will never have to use our eviction services. However, when the situation arises, it is usually best to begin eviction quickly. Should our service be necessary, we will initiate the legal process, attend court hearings, and pursue the collection of the tenant’s outstanding balance.
